The Location

This residencia is situated 1st line from the beautiful beaches of La Mata. It is situated within the town, within thirty minutes of Alicante City and the Airport, and a short distance to the coastal city of Torrevieja, Alicante.

The Development Itself

The development at present is established as an apart-hotel within the town, with 50 mixed 1 and 2 bedroom apartments together with a reception area, cafe bar, 2 restaurants, sauna, spa/swimming pool, gym, health room, games room, terrace/garden and underground parking etc.

It is envisaged that 60 mixed Studio, 1 and 2 bedrooms for persons over the age of 60 will be created all having alarm systems for medical assistance and security together with the rest of the existing services plus 24hr reception service.

Kei Homes is in negotiations with the present owners and hope to be able to offer out properties at very favourable prices, providing we can attract enough people to fill all apartments. We are looking for serious minded persons to contact us, and properties will be sold on a first come first served basis.

La Mata Sands is an exclusive residentia for active persons of generally 60 years and over. The complex is within easy access to the coastal road N332, the E7 motorway link and the nearby seaside resort of Torrevieja. There are 3 golf courses nearby.

Facilities & Amenities

The site will contain several facilities including 24hr emergency cover (plus off and onsite care support), 24hr security, restaurants and bar, reception area, indoor swimming pool, hobbies room, big lounge, library, etc.

Purchase Options

Properties are sold on Life Right of Use Option (Life-lease) which includes a reducing percentage return upon death/departure within 10 years. These properties will be available with prices from 55,000€ (Studio) 75,000€ (1-bedroomed apartment) and 95,000€ (2-bedroom). N.B: Prices are set at a persons age being 65.

A premium of 2,500€ is applied per year for the youngest person under this age down to 60 years. On the other hand, a reduction of 2,500€ is applied for each year the person is above the age of 65 making this a very economic proposition. ALSO, THERE IS NO IVA (VAT) TO PAY WITH THIS OPTION.

The life right of use plan gives one the right to live independently in the residencia. The private contract issued will enable the purchaser to have exclusive rights to a property of their choosing for as long as they so require, i.e. their lifetime. With this option, residents will also have the right to a refund on their departure on a sliding scale of up to 10 years from the original purchase. Upon their death, the refund if any, will be passed over to their heirs. (Based upon approval by the company).

Payment Terms

Quite flexible dependent on your situation. Normally 15-20% on signing the contract and final payment upon completion. (A 2,500€ holding fee is also retained until departure)
